  II.1)  Description
  II.1.1)  Type of works contract: Execution.

  Branchton Regeneration.
  II.1.6)  Description/object of the contract: Communities Scotland,
  Inverclyde Council and Oak Tree Housing Association Limited are currently
  promoting the regeneration of the Branchton Estate which is located in
  the South West of Greenock in Inverclyde. As part of the regeneration
  strategy, it is now proposed that two areas of ground are utilised for
  the construction of homes for social rent, low cost home ownership and
  the possible provision of some particular needs accommodation.
  The two available sites include:
  a vacant site at Branchton Road (approximately 1,7 Hectares);
  a partly demolished site at Branchton Road / Kirkwall Road (approximately
  1,7 Hectares).
  The Branchton Road site is a vacant green field site, which is located
  next to Ravenscraig Hospital. It runs in a gradual slope from north to
  south before inclining sharply at its southern boundary.
  The Branchton Road / Kirkwall Road site predominantly contained a large
  proportion of post-war tenements. Approximately one half of the tenements
  have been demolished at the southwesternmost part of the site. The
  remaining tenements will be demolished as part of the construction work
  and an element of phasing will be required to cater for this.
  It is anticipated that the sites will be able to accommodate units of
  approximately 110-120 in number, although no specific exercise has yet
  been carried out to determine actual capacity. A full and comprehensive
  site investigation and environmental audit will be carried out on the
  site and this should be available for issue with the tender documents.
  Specific requirements will include low density development comprising the
  construction of newbuild terraced and semi-detached housing of
  sustainable/whole life design. A mix of 2, 3 and 4 bedroom houses is
  required. Provision for particular needs accommodation might be required
  and confirmation of this will be determined following further
  consultation with Communities Scotland and Inverclyde Council.
